Westfield buys half of Milan shopping mall site

(AP) ? Mall operator Westfield is setting up shop in Italy for the first time, spending euros 115 million ($163 million) for a half share of a site in the fashion center of Milan.

The deal was announced Friday two days after Westfield bought into South America for the first time by paying reals 740 million ($455 million) for a 50 percent stake in Brazilian mall owner Almeida Junior Shopping Centers.

Westfield said the 150-acre (60-hectare) Milan site "has planning approval to develop a world class iconic regional shopping center similar in scale and quality to Westfield London," which is the largest shopping mall in the U.K. capital.

Westfield, the world's largest listed shopping mall operator, expects the development will cost up to 1.25 billion euros ($1.78 billion).

Before this week, Sydney-based Westfield had not broken into a new market since Britain in 2000. Westfield London, which opened in 2008, cost $2.5 billion, including new rail stations and bus connections.

The Milan site, next to Linate Airport, is being bought in joint venture with Gruppo Stilo, an Italian developer and owner of major retail brands.

"This acquisition represents a unique opportunity, not withstanding the volatile financial markets at present, to establish our franchise in one of the wealthiest population centers in Europe," Westfield chairman Frank Lowy said in a statement.

"We believe that this site represents one of ? if not the ? best shopping center development opportunities in continental Europe," he said.

The 1.8 million square foot (170,000 square meter) development, to be named "Westfield Milan," is due for completion in 2015.

Westfield has investments in 124 shopping malls in the United States, Britain, Brazil, Australia and New Zealand.

So why is it that when media and lawmakers talk about ?small businesses? the group is essentially assumed to be a business that has less than 250 employees, and everyone is lumped into one big group?? That seems inherently flawed given the differences between them.

    But now even the government is having a hard time trying to decide who and what is a small business, and that means by re-examining who qualifies, there might actually be ?less of us? out there.? According to a recent story in the Wall Street Journal, a new analysis from the Treasury Department suggests that the pool of actual small-business owners may be smaller than officials previously thought.

    The report developed a new methodology to identify small businesses, mostly to determine what their tax burdens actually were and what kind of contributions they were making to the country?s business income.? The story goes on to explain that:

    ?Using a broad definition of small-business owner, the report identified 20 million small-business owners in 2007 who reported $376 billion of net business income; using a narrower method, there were 12.9 million small-business owners reporting $335 billion of net business income.

    The narrower methodology defined a small-business owner as someone whose active profit or loss from the business represents 25% of their income. The broad definition was anyone who had a profit or loss from their small business.?

    This is interesting because as we have seen in our research and in talking to micro business owners, oftentimes they are working on a part time basis in their homes.? It stands to reason that if they aren?t devoting a full 40 hours a week to their micro business, they could still receive 25% of their income from their business while still holding another job.? So under this definition, they would certainly fall under the small business definition.

    Now this report is clearly an exercise to determine how much revenue is being generated from a tax perspective and how much the government can expect in the future.? It?s also being used to speculate how new changes to the tax code could potentially impact the small business community. I think we can safely say that no new ?definitions? about small businesses are going to come about as a result.

    But it helps illustrate a larger question: Are there different levels of small businesses in the US, and if so, should they be treated or defined differently according to size, income, employee count, etc.?? Or should anyone with the passion and a dream to go into business for themselves be ?defined? with the same parameters, regardless of size?

    "Fuck this..." The young woman shoved the offending book off the edge of the bed, scowl deepening as it thudded onto the floor. "This makes no sense. First it's a ghost, now it's a demon... what the bloody hell does it want?"

    She'd been directed to Small Town, Middle of Nowhere by a hunter she'd caught passing on the road. Apparently there was a big hunt occurring up North, one that Liza had no intention of involving herself in (not to mention she'd been told to stay away by three separate hunters) and the hunter on his way up there had asked her to take over the lead he'd caught on a being that was going from town to town, taking widows.

    Why the hell some supernatural thing would want a widow was anybody's guess, but this hunter didn't try to linger on the 'why do they do it?' aspect of her cases when the 'how do I get rid of it?' angle was far, far more important.

    "Could just be a demon trying to recruit," she murmured to herself, looking over yet another newspaper that had reported on the disappearance of two widowed sisters whose husbands had both drowned on a fishing trip. "'Sell your soul, we'll bring back your husband - just turn up here at this time.' Then they kill them? Drag them to Hell? Or they could --"

    The alarm-radio on the bedside cabinet crackled into life, quietly playing some piss-poor excuse for a song by some group of teenagers who clearly had no idea of the horrors this hunter had been fighting since before she was out of high school.

    'You cannot run and you cannot hide. Yeah, you gotta face it, baby, things go bump in the night.'

    The hunter grimaced at the choice of song; she'd heard it on her car radio quite a few times on the way here and it never failed to piss her off. Glorifying bumps in the night? Yeah. Way to go and attract demons. She wouldn't be surprised if she ended up ganking the teenagers.

    Her thoughts were disturbed by the television flickering in the corner.

    "Are you shitting me?" It was a phrase often used by the hunter, especially when she came across new monsters. The more she met, the more difficult it became to fantasise about a world without any form of supernatural creature lurking in the shadows.

    The hunter stood, intent on turning off both of the offending electronic noise-makers (distractions, just distractions) when a knock at her hotel door came.

    Now that was not good. Retrieving the silver revolver she'd dumped on top of the jacket sitting on the tiny table in the corner, she slowly approached the door and, after twisting the key, pulled it open.

    "Liza Covet?"

    "Oh, motherfucker..."

    "I'll take that as a yes, shall I?" The speaker was met with a face-full of revolver, the response to which was a mere twitch of an eyebrow above an unnaturally dark eye. "Are you really going to shoot me?"

    "Yes." Covet seemed to have trouble speaking through clenched teeth.

    "But I've such great news to tell you!"

    "You're the one taking the widows."

    "Well... have to make the trip up here worth my while now, don't I?" The man - at least, he looked like a perfectly average man - let himself into the room and took a seat on one of the two worn out chairs at the table. "Don't you want to hear my news, Liza?"

    "Not particularly."

    "Don't be a bitch. Take a seat."

    "I'll stay standing, thanks," Covet sneered, an altogether distasteful look on her face. "You shouldn't be here."

    "I shouldn't, you're right. The fact remains, however, that I am here. Someone down there has big plans for me, I think."

    "Oh, Lucifer's interested in you, is he? Some bottom-level soul-stealer?"

    "I prefer the term salesman."

    "You trick innocent humans into selling their souls to you. You rarely give them what they ask for. Your contracts are loophole cities."

    "Well, you would know all about that now, wouldn't you?" The man was smirking. Where his eyes had been dark, perhaps shaded by the darkness and dim lighting, they were now completely black - iris, whites and all. "Let me tell you something, Liza, then I promise I'll go back home."

    "No more murders."

    "They're not dead. Not... really dead, at any rate."

    "Michael." The warning in her voice sat thick in the air.

    The demon cringed, frowning for the first time since arriving at the hunter's less than hospitable abode. "Do call me James instead, would you? That name makes my blood boil."

    "What angels? There are none!"

    "Can't risk it - either way," his voice smothered the words in that cool indifference he had originally exuded, "we need to talk."

    "Talk quickly or I'm sending you back the old-fashioned way."

    "Fine. All of the hunters who went to the hunt they wouldn't let you go to? Dead. All of them. They have no hope of surviving."     "I can't kill it. I'll be dragged back to Hell before I get near the thing and I have a quota to fill before I can let that happen."

    "Souls?"

    "Yup, you guessed it. Perfectly fair contracts this time, though... The boss-man wants to have an army of humans up here that he can control with a click of his fingers. You know as well as I do that it'll be easier for him if he's on good terms with them."

    "The thing?"

    "Child living in a house two blocks from the church - you'll know it when you see it, trust me. Its eyes are as unnatural as mine. Stab it in the heart. The thing'll collapse. You have to go stab it in the heart too."

    "I have to kill a child?"

    "You killed my last body, that didn't phase you. Don't over-think this."

    "You were strangling me. This will be some innocent child who doesn't even realise what its done wrong! Someone who hasn't done anything at all, in fact!"

    It?s funny because when I first started this blog, I thought of ?investing? as a term related only to money. I couldn?t see it any other way! How can I invest my money for my retirement? How much will I need to live until I?m the ripe old age of 95? And for many of you, investing is exactly that. It?s money. But the more I thought about it, the definition of ?investing? changed dramatically as what I valued in my life changed.

    I?m young. I won?t give you exact numbers, but I?m in my 20s. I graduated in a time of intense economic turmoil, when companies weren?t hiring and when they did, they paid dirt low wages. After living off my meager savings for over half a year and working a few unpaid internships, I had to figure out how to save up money, invest it and make sure I lived a good retirement.

    But now, after working for a while, I realized that when I?m investing into my future, I?m really investing in several areas of my life: my relationships, my money and myself. I?m a saver by nature, so it was really easy for me to build up my emergency fund, invest in my Roth IRA, 401K and other investing options with money to spare. I?m not a millionaire, but I?m at a sweet spot right now.

    Now I?m thinking about pouring thousands of dollars into travel. I?ll have to give up some savings in the meantime, but I think it is well worth it in the long run. Why? Because I?m passionate about seeing the world and experiencing everything I can while I?m still young. It?s in my top 3 objectives to do in my 20s and I fully intend on fulfilling my dreams if I can financially and time wise!

    For instance, I already booked a trip to Peru to hike the Lares trail to see Machu Picchu in all its glory. For 9 days, I?m shelling out about $2,700 upfront and then extra costs for food, souvenirs and other tours.

    But it doesn?t stop there. My company is planning on flying me out to Shanghai for a week in January to work with our branch there. I fully intend on staying another week on mostly unpaid vacation time and exploring China as a whole. I?ve never been there and I think it would be a wonderful experience. Including the missing wages, tour costs and other expenses, I?m looking to lose another $3,000.

    Oh wait, the madness doesn?t stop there. If time allows, I fully intend on going to Greece in August of 2012, which will be another $2,000-$3,000 in expenses. But I think $8,700 is a small price to pay if it makes me excited to be alive and work towards my goal to travel as much as possible.

    This all goes back to a point I made in a previous blog: what makes you happy?

    Get out a piece of paper and write those points down. I?m serious. Do it. What makes you happy? Truly happy? Is it money? Is it family?

    Whatever those three points are, you need to find a way to map out a strategy to accomplish those goals. If you want to make money, learn about investing what you have. If you want to become an entrepreneur, find out how you can start your first business. If you want to travel, see how you can budget for travel without forgoing the rest of your goals.

    I?m not a budget guru, but I know unhappiness and I?m tired of it. Don?t get too caught up in the small things. Look at the bigger picture and live your life the way it should be lived. Look beyond your computer screen and go out an experience something great!

    Gloria Steinem hopes for TV boycott of "Playboy Club" (Reuters)

    LOS ANGELES (Reuters) ? Veteran women's rights campaigner Gloria Steinem said on Friday she hoped TV viewers would boycott "The Playboy Club", calling the 1960s nightclubs tacky and far from the glamorous places depicted in the show.

    "Clearly 'The Playboy Club' is not going to be accurate. It was the tackiest place on earth. It was not glamorous at all," Steinem told Reuters in an interview.

    Steinem, one of America's leading crusaders for women's rights for 40 years, went undercover to work as a Bunny at the New York City Playboy Club in 1963 and wrote a ground-breaking expose about the onerous conditions for women who worked there.

    "When I was working there and writing the expose, one of the things they had to change because of my expose was that they required all the Bunnies, who were just waitresses, to have an internal exam and a test for venereal disease," she said.

    Steinem said she regards the Emmy Award-winning drama "Mad Men", which is also set in the 1960s as "a net plus, because it shows the world of the early 1960s with some realism."

    But she added; "I expect that 'The Playboy Club' will be a net minus and I hope people boycott it. It's just not telling the truth about the era."

    "The Playboy Club", set in the first Playboy Club in Chicago, debuts in September as one of the centerpieces of NBC's new fall television season.

    Speaking to TV reporters last week in Los Angeles, network executives, producers and the show's cast all rejected opinions by critics who feel the series will glamorize the porn industry and is demeaning to modern women.

    NBC entertainment chairman Robert Greenblatt called the show a "really fun soap opera", while executive producer Chad Hodge told TV reporters that the program was "all about empowering these women to be whatever they want to be."

    One NBC affiliate, in Salt Lake City, has already said it will not broadcast the show but NBC says it does not expect others to follow.

    Steinem, 77, said on Friday that it was important to reject the TV series, despite the fact that it is set 40 years ago.

    "It normalizes a passive dominant idea of gender. So it normalizes prostitution and male dominance...I just know that over the years, women have called me and told me horror stories of what they experienced at the Playboy Club and at the Playboy Mansion," she said.

    Steinem was speaking ahead of the premiere of an HBO documentary about her life, "Gloria: In her Own Words", on Aug 15.
